Converting raw agricultural land into residential or commercial plots requires a detailed understanding of both civil engineering layout planning and revenue department laws (Collector NA rules). Here is the systematic roadmap followed by GS Infracon:
Step 1: Land Title Verification and Survey
First, verify the 7/12 extract, Ferfar entries, and boundary maps (Mojani). Our civil team uses total station digital coordinates to outline exact physical contours.
Step 2: Designing Layout Plan according to Unified DCR (UDCPR)
Maharashtra's Unified Development Control and Promotion Regulations specify: - **Road Widths:** Minimum 9.0 meters for internal layout access, going up to 12 meters depending on land size. - **Open Spaces:** Minimum 10% of the total land must be reserved for open gardens/recreational spaces. - **Amenity Spaces:** Minimum 5% reserved for public utilities in larger layouts.
Step 3: Development Works
Once temporary Collector approvals are processed, layout civil works must be executed: - **WBM Road / Concrete Road Laying:** Grading and leveling. - **Stormwater Drainage Pipelines:** Sized for heavy monsoon runoff. - **Water Distribution:** Overhead tanks and pipeline networks to individual boundaries.
